It is said that buying a property can be one of the most stressful experiences you can go through. During the purchase, you can be bombarded with more calls, emails and information that you could ever have expected. However, if you are prepared beforehand, this stress can be greatly reduced.
To begin with, be prepared to budget not only for the purchase itself, but for legal fees and disbursements, surveyors fees, lenders and brokers costs, Stamp Duty Land Tax and Land Registry fees to name a few. No single purchase is the same and each has the potential to have its own set of issues, which may incur additional expenses. You should attempt to allow for a sufficient budget, to deal with an unexpected issue that incurs additional costs.
You should consider instructing solicitors, brokers and surveyors before putting in an offer. Once an offer is accepted, there will often be that week or two of panic where you will need to instruct solicitor, provide them with signed papers and funds, get a survey booked and begin the mortgage process all at once. However, if you have already instructed them in advance, they will be able to assist you in preparing everything in advance before you make your offer.
You should also research the property and the surrounding area. Visit the property more than once and at different times, prepare lists of questions, engage with the process and find out as much as you can. If you have any concerns, raise them with your solicitor; they will be able to help you or refer you to the Party who can. No question is a bad question, unless it goes unanswered and causes you problems or stress in the future.
